Sáenz Av. is the southern gateway to the city of Buenos Aires, where many bus routes from the suburbs are concentrated via one of the only bridges over the river that bounds the city. The extension of the metro and the improvement of services on the suburban train line provide an opportunity to concentrate on the currently scattered bus terminals and pacify the district. As a result, the transformation of the public spaces has led to a complete urban upgrading of the district, with the land value capture being used to contribute to the cost of public investment.
